Stamp duty concessions & exemptions in South Australia
What you might not have to pay.
- Concessions & exemptions summary: SA first home buyers of a new home, off-the-plan apartment, vacant land or house-and-land package pay no duty with no value cap (contracts from 6 June 2024); a new seniors-downsizing relief (from 25 March 2026) covers eligible 60+ downsizers. There is no general pensioner or standard owner-occupier duty concession, and no relief on established homes.
- First home buyers: full stamp duty relief (no duty payable) on a new home, off-the-plan apartment, vacant land to build on, or house-and-land contract, for contracts entered on or after 6 June 2024 — with no property value cap. You must be a genuine first home buyer, an Australian citizen or permanent resident, and live in it as your principal place of residence for at least 6 months. Established (already-lived-in) homes do not qualify.
- Seniors downsizing relief (new from 25 March 2026): if you or your partner are 60+ and downsizing to a smaller-land property, full duty relief applies to a new home or off-the-plan apartment with a dutiable value of $2,000,000 or less (phasing out between $2m and $2.1m, with no relief at $2.1m or more), or to vacant land to build on with a dutiable value of $1,200,000 or less (phasing out between $1.2m and $1.3m, with no relief above $1.3m). One-off per person/couple, for eligible contracts entered on or after 25 March 2026. Confirm the current figures and dates with RevenueSA at launch — this is a fresh measure.
- There is no first home buyer relief on established homes — the SA concession is strictly for new builds, off-the-plan, vacant land and house-and-land packages.
- There is no general pensioner or standard principal-place-of-residence duty concession in SA; everyone else pays duty at the standard conveyance rates.

First Home Owner Grant (SA): $15,000
New homes only (newly built or substantially renovated). The previous property value caps were removed for contracts from 6 June 2024 — the grant is now uncapped on eligible new home purchases. Owner-occupier for 6 continuous months within 12 months of settlement. Australian citizens or permanent residents 18+.
