Stamp duty concessions & exemptions in Northern Territory
What you might not have to pay.
- Concessions & exemptions summary: the NT's main duty relief is the House and Land Package Exemption for eligible new-build packages. There is no general first home buyer duty concession and no senior/pensioner/carer concession (the latter closed on 30 June 2021); first home help on established homes is now a cash grant rather than a duty concession.
- House and land package exemption: a full stamp duty exemption for an eligible individual buying newly developed land from a registered building practitioner who builds (or transfers) a detached new home on it. Not means tested and no value cap. Applies to contracts signed 1 July 2022 to 30 June 2027; at least one buyer must live in the home as their principal place of residence within 12 months of completion for a continuous 6 months — confirm the contract date falls in this window.
- The NT has no senior, pensioner or carer stamp duty concession — the former Senior, Pensioner and Carer Concession closed on 30 June 2021 and is not available for current purchases.
- There is no general first home buyer stamp duty concession in the NT — the former first home concession was replaced by the house and land package exemption above, and first home help on established homes is now delivered as a cash grant (handled separately).

NT First Home Owner Grant
HomeGrown Territory Grant: $50,000
First home buyers purchasing or building a new home in the Territory. $50,000 under the current HomeGrown pathway, with no purchase price cap in the current guide. Owner-occupier obligation applies for 12 continuous months. The temporary $10K established-home pathway ended for contracts after 30 September 2025. The separate FreshStart New Home Grant ($30K) is for existing home owners buying or building a new home and is not the same scheme.
